If you live inside the city and county limits, the rules that apply to your roofer are meaningfully different from the rules twenty minutes away.

The credential that applies here, and how to check it

Denver requires a contractor licence for roofing work, and behind that licence a person must hold a Specialty Class D supervisor certificate in Roof Covering and Waterproofing. The certificate comes first; the company licence follows it.

What is unusual is how Denver qualifies people for it. There is no exam. Instead the applicant documents two years of field experience with a minimum of 24 projects drawn from 24 different months, at least 75 percent of which must be different types of low-slope roof systems on commercial buildings, supported by notarized letters covering work from the last ten years, each naming the address, roof type and slope.

That has a practical consequence worth knowing as a homeowner: the certificate is weighted toward commercial low-slope experience. It tells you the holder has documented years in the trade. It does not by itself tell you they have done many residential standing seam roofs. Ask that separately, and ask for addresses.

What drives a Denver quote

• Denver's older housing stock means more complex roofs: dormers, valleys, additions with mismatched planes, and steeper pitches in the pre-war neighborhoods. All of it is labor.

Colorado Springs and the Pikes Peak region

A passed ICC contractor exam is required, and licences from other jurisdictions are not accepted.

The Pikes Peak Regional Building Department accepts ICC National Standardized or ICC Colorado Standard exams passed on or after January 1, 2017. A contractor licensed in Denver is not thereby licensed here.

What to ask: Ask for the PPRBD licence number and verify it on the department’s licence status lookup.

That is not a loophole and it does not mean a roofer working without one is doing anything wrong. It means the credential is not the thing that tells you whether they are any good, so you verify something else.

What to ask: Ask for current general liability and workers compensation certificates naming you, a written contract, and the manufacturer certification for the exact system going on your house.
